Patriot Equities Acquires 110 Acres at Former Atlantic City Race Course

A major portion of the former Atlantic City Race Course is moving toward redevelopment after years of sitting vacant.

Wayne-based Patriot Equities acquired 110 acres of the former race course property in Hamilton Township.

The site sits along Black Horse Pike in Mays Landing and neighbors another large development parcel.

Notably, Amazon recently acquired 145 acres of the former race course next door.

Amazon plans to develop a 1.2 million-square-foot warehouse on its property. Meanwhile, Patriot Equities is considering several uses for its site.

Current plans call for a combination of commercial and residential development.

On the commercial side, Patriot could pursue uses that complement Amazon’s neighboring operations.

Additionally, the developer is evaluating several housing options for the residential portion.

Potential concepts include multifamily housing, senior housing, and more affordable townhome development.

Although the property allows residential development, single-family housing is not currently the preferred direction.

Together, the Amazon and Patriot acquisitions account for the former race course’s entire 255-acre footprint.

The Atlantic City Race Course opened in 1946. However, racing activity declined significantly before the property officially closed in 2015.

Since then, the large South Jersey site has remained largely unused.

Previous ownership had considered other development opportunities, including an off-track betting facility. Those plans never moved forward.

Now, significant private investment could transform the long-vacant property.

Furthermore, Amazon’s planned warehouse could create demand for complementary commercial services and nearby housing.

The redevelopment could also generate new economic activity along the Black Horse Pike corridor.

As planning progresses, the former Atlantic City Race Course could become a major mixed-use destination in Atlantic County.

After years of inactivity, the two acquisitions represent a significant step toward repositioning one of the region’s largest redevelopment sites.
